Filing evictions and writ of possessions

DUE TO COVID-19, THE BELOW PROCEDURES ARE SUSPENDED TEMPORARILY UNTIL WE RECEIVE FURTHER GUIDANCE FROM DALLAS AND DENTON COUNTIES.

Check paper for your property is kept in limited quantities on-site. Please treat these checks as you would cash and keep them locked up somewhere until needed. [If anyone were to try and use these in an unauthorized way it is considered check fraud and we should not be liable but still we don’t want that to happen.]

If you have an eviction or writ of possession that you need to file you should:

  1. Send a request to support@elmstonegroup.com stating the property, unit number and resident name to be evicted along with the next check number you have available and the requested check amount. In Dallas County evictions are currently $136.00; whereas a Writ of Possession filing is currently $175.00. Please let us know if these change.
  2. Once approved a check will be generated in ResMan for the eviction and saved as a PDF file which will be emailed back to you. You will see that the PDF file only includes some of the check information. [Please make sure that there is an authorized signature on the check.] The rest of the information is on the pre-printed checks stored on-site.
  3. Take one of the checks from the on-site batch and put in the printer the correct way around. Then open and print the PDF onto that paper. If you’re not sure which way round the paper should go run some tests first without using the real check paper. Then once you think you have it correct, insert and print with the real check paper.Note that if you mess up a pre-printed check then send another email letting us know the check number that you were able to print correctly. Hopefully this is the very next in the sequence!
  4. Detach the printed check from the top of the page and take it along with all the necessary paperwork to the courthouse to file the eviction/writ of possession.
