Move-outs & Make-Readies

Rating scale used for make-readies and rehabs.

Level 1:

  • A quick and easy turn/make-ready; less than one-day of work for a maintenance person
  • Includes things like fixing loose door knobs/cabinet handles, putting a drawer back on it’s tracks, minor touch-up paint, checking all light switches and bulbs (replacing where necessary), as well as smoke detectors. Plus housekeeping.
  • Estimated cost: less than $1,000

Level 2:

  • Estimated 2-5 days of work.
  • May require partial/full new flooring or full paint. Most cabinets and vanities should be in good condition, or can be easily repaired.
  • Estimated cost: $1,000 – $4,000

Level 3:

  • More than 5 days of work.
  • Requires new vanities, new appliances, full paint (possibly color change too), new flooring throughout, and more.
  • For example an original, “classic” unit in poor condition, a unit damaged by sewer back-up or a bad case of bed bugs.
  • Estimated cost: $3,000 – $5,000, though in extreme cases may be as much as $10,000.
