In order for us to offer a consistent product to our tenants at all properties we have standardized on the following rehab and make-ready products from pre-selected vendors.
- Appliances (Kenmore Direct, formerly Sears Commercial)
- Flooring (Vima Decor)
- Ceiling fans (Vima Decor)
- Light fixtures (Vima Decor)
- Faucets (Vima Decor)
- Paint (Sherwin-Williams)
To try and make it easier to determine what to order for each unit we also have available a checklist that you can use when walking a vacant or soon-to-be-vacant unit. The checklist is available below:

Appliances:
Order from Sears Commercial, 1-800-359-2000 option 1 (customer number 10068173). Before placing the order you should (1) check the budget for your property; and (2) check with Shari.
Note:
- White appliances should be used in most cases (i.e. in our “standard” units).
- Black appliances (which are more expensive) should be installed in deluxe units only, and then all appliances in that unit should be black.
- Be consistent within a unit; i.e. do not mix black and white appliances in the same unit.

Flooring:
If carpet is in good condition – no holes or major stains – then keep the carpet. ML Carpet Care & Services can clean it after the rest of the make-ready is complete.
Bamboo laminate flooring (for CDS and SC) is available from Vima Decor: light bamboo 6″ x 36″ (Vima SKU: V12-TW1676). Use throughout the units at CDS and SC.
Ceiling fans:
- 52″ fan with light fixture (Vima SKU: V1-CF7933-5BN)
Light fixtures:
- In kitchen: oval kitchen fixture – satin nickel (Vima SKU: V1-JK-LC017-LED)
- In bathrooms: 13″ ceiling flush mount – brushed nickel (Vima SKU: V1-NL-502S-13 )

Paint:
To standardize on the color palette all paint should be ordered from Sherwin-Williams. Each property has an account set up with Sherwin-Williams.
Walls: for full paint them use Versatile Gray from Sherwin Williams. [Prior to September 2016 we used to use Popular Gray from Sherwin Williams and you may still need to use this for touch-ups.] Call ML Carpet Care & Services (or similar) to do the painting.
Any legacy colors on the walls (e.g. shades of yellow) should only be used for touch-ups going forward.
Accent wall colors (e.g. back splash in kitchen): limited selection of colors – check with Shari.
